Northwest Georgia Housing Authority (NWGHA) consistently maintains its commitment to providing excellent quality housing.  Northwest Georgia Housing Authority) NWGHA) was established in 1937 with a primary role of building and managing quality affordable housing for low to moderate income families. 

NWGHA seeks to offer low to moderate income families varied quality affordable housing alternatives. 

  • Affordable Rental Housing
    • Low Income Public Housing (LIPH) - NWGHA has 618 Low Income Public Housing (LIPH) units.
    • Low Income Housing Tax Credit (LIHTC) - NWGHA has 546 LIHTC units at rent levels below market rate.  
    • Home Units - NWGHA has 9 Home units at rent levels below market.
    • Project Based Rental Assistance (PBRA) Units - Families pay 30% of adjusted income towards rent and utilities. NWGH has 32 Project Based Rental Assistance units.
  • Section 8 Housing Choice Vouchers (HCV) - Families are issued a Tenant Based Voucher.
    • What are tenant-based vouchers?
      Tenant-based vouchers increase affordable housing choices for low-income families. Families with a tenant-based voucher choose and lease safe, decent, and affordable privately-owned rental housing. 
    • Families pay 30% of adjusted income for rent and utilities in private rental housing located in Floyd and Polk County. 
  • Section 8 Project Based Vouchers (PBV) - Project-Based Vouchers (PBV) - Rental vouchers that are tied to a specific number of units in a building. The assistant stays with the unit after a tenant moves out.
    • Families pay 30% of adjusted income for rent and utilities.
    • We have 468 project-based units throughout Floyd County.
